Our community began…
…in 1971, when the Glacier View Meadows Development Company bought 6,000 acres of the former Currie Ranch, a cattle operation in northwest Larimer County, Colorado.
Over the next few years the property was developed in twelve separate filings. These filings divided the area into just over 1,000 lots, ranging from one to ten acres, with undeveloped land set aside for residents as open space.
The vision was a mountain community suited to year-round living and recreation. Our founding documents recognize the importance of respecting the natural setting, and they codify policies that protect the wildlife and the beautiful terrain.

From the beginning
Glacier View Meadows has always been wholly owned and governed by the owners of its properties. For most of our history, two elected Boards of Directors managed the community:
- The Road and Recreation Association
- The Water and Sewer Association
At the 2023 Annual Meeting, members approved consolidating these two entities into a single association, now known as the Glacier View Meadows Association. Accounting for the two remains separate, because rates depend on the services each property receives.
The governing documents that created these associations — and the bylaws of the consolidated association — are in the Document Library. These are the rules we all agree to when we join this community by purchasing property here.
Colorado state law
The State of Colorado protects us all with clear rules for living together. The Colorado Common Interest Ownership Act of 1992 (CCIOA) exists to “establish a clear, comprehensive, and uniform framework for the creation and operation of common interest communities.”
If you’re lucky enough to live in the mountains, you’re lucky enough.
