Our three lakes are the crown jewels of our mountain community. Whether you’re fishing at sunrise or enjoying a lakeside picnic, they’re the heart of our outdoor life — bringing neighbors together, supporting wildlife, and reminding us daily of the peaceful, nature-connected life we enjoy.

- Batterson Lake — catch and release only
- Crellin Lake
- Riddle Lake
Lake management
The lakes are managed by a Board-recognized Fishing Committee of volunteer property owners, who oversee lake health, stocking, and the rules that keep fishing sustainable.
Rules & regulations
Everyone fishing our lakes must follow the fishing rules and carry a valid owner or guest pass. Batterson Lake is catch and release only.
- Member-Guided Yearly Guest Fishing Pass Yearly pass for guests fishing with a GVM member.
- Member-Guided Yearly Guest Fishing Pass Agreement Agreement to accompany the yearly member-guided guest fishing pass.
- Rules & Regulations, Section 4 — Fishing Regulations Fishing rules for all property owners and guests. Batterson Lake is catch and release only.
Property owner passes
Each lot receives two member fishing passes, issued to the people named on the property deed filed with Larimer County. Passes renew annually and are valid October 1 through September 30. Dependent children 18 and under receive an Owner’s Youth Pass.
Owner passes cannot be transferred to guests, whether or not the owner is using theirs.
Guest passes — honor system
Our guest pass system runs on trust. There are no gates; we count on everyone to follow the rules. If you’re hosting someone who wants to fish, they need a guest pass.
| Guest | Daily pass (2024–25) |
|---|---|
| Age 16 and older | $15 per person, per day |
| Youth, ages 7–15 | $8 per person, per day |
| Age 6 and under | Free with a member or paying adult guest (fish kept count toward the adult’s limit) |
Prices are subject to change; current rates are posted at the GVM office.
How to get a guest pass: During office hours (Monday–Friday, 8:00–4:30), stop by the HOA office at Gate 8. After hours, use the fishing box by the office front door: fill out a temporary guest pass and its envelope, put the payment in the envelope, and leave it in the after-hours drop box.
This isn’t about red tape — it’s about respect. If the honor system is abused, stricter rules may follow. Let’s keep it honest and simple.
Yearly member-guided guest passes
For guests fishing with a GVM member who holds a valid fishing pass:
| Guest | Yearly pass |
